Design & Build
One contract, one price, one company carrying the risk from planning through to handover. We take the design as far as it needs to go before anyone is asked to commit to a number.
Civil Engineering & Groundworks
Piling, basements, drainage, retaining structures and remediation. The unglamorous half of a project, and the half that decides whether the rest of it runs to programme.
Refurbishment
Bringing tired buildings back into use, usually while somebody is still occupying part of them. Listed fabric, asbestos, and a programme built around other people’s working days.
Fit Out
Cat A and Cat B, from a shell handover to a building somebody can move into on the Monday. Short programmes, exposed finishes, and no room anywhere for a mistake.
How we tender
Two stage, nearly always.
Single-stage tendering asks six contractors to price an incomplete design in four weeks, and it produces the number you want to hear rather than the number the job costs. The gap appears later, as variations, and by then you have no leverage.
So we prefer two stage: appointed early on a fee and a schedule of rates, we develop the design with your team, do the ground investigation, buy the packages in the open, and then fix a price you can see the build-up of. You keep the right to walk away at stage two, and occasionally clients do.
We will price single stage where a client needs it, and we will tell you which assumptions the number rests on. We do not price a design we think is undeliverable and then argue about it in month six.
