This site

The words, photographs, code and design here are ours. Quote us, link to us and screenshot us freely. Do not republish whole pages, and do not scrape the site to train a model — that is a term, not a request.

Project values, programmes and figures are correct at the date shown on each page and are published with the client's agreement. Nothing here is an offer or a quotation.

Tendering

We tender under the JCT and NEC forms, most often JCT Design and Build 2016 or JCT Intermediate with contractor's design. A tender remains open for thirty days unless we state otherwise, and every tender lists the assumptions, exclusions and provisional sums it rests on. If an assumption is wrong, tell us before you award rather than after.

Where the ground has not been investigated, our price is qualified. We would far rather be appointed at stage one, do the investigation, and give you a number we can hold.

We do not price a design we believe is undeliverable for the money in order to win a job and recover it in variations. If we think a budget is wrong we will say so at tender, and we have lost work for it.

Subcontractors

Payment is thirty days from valuation, and we pay on time — our published payment performance is 96% within terms. Retention is 3%, released in full at the end of the defects period. We do not operate pay-when-paid.

Everyone on our sites is paid at least the real Living Wage, including agency labour. Approved list applications go to procurement and are reviewed twice a year.

Brackenridge Build is a fictional contractor. It has no premises, no staff and no projects, and every client, figure, date and person on this site is invented. The telephone number is from the range Ofcom reserves for fiction. It was built by Omnify Labs to demonstrate design and build quality.
